Structure Properties is a San Francisco-based property management company built on exceptional service, operational excellence, and long-term relationships. We're searching for an experienced Community Manager who is passionate about creating exceptional resident experiences, leading high-performing teams, and protecting the value of the communities they manage. The Community Manager is responsible for the overall operational, financial, and physical performance of an assigned multifamily community. This individual will oversee daily operations, lead onsite staff, manage vendor relationships, maintain compliance with applicable laws, and ensure an exceptional experience for residents while meeting ownership goals.

Success in this role requires balancing outstanding customer service with sound business judgment, financial stewardship, and strong leadership.

Essential Responsibilities
  •  Lead the day-to-day operations of the community. 
  •  Deliver exceptional customer service by responding promptly and professionally to resident concerns. 
  •  Build strong resident relationships while resolving conflicts effectively. 
  •  Oversee leasing operations, move-ins, move-outs, transfers, and resident files. 
  •  Coordinate apartment turnovers to meet company timelines and quality standards. 
  •  Conduct routine property inspections and ensure excellent curb appeal. 
  •  Manage maintenance operations and prioritize work orders. 
  •  Coordinate vendors and contractors while monitoring quality, timelines, and costs. 
  •  Review, approve, and code invoices accurately. 
  •  Partner with Accounting on accounts receivable and delinquency collections. 
  •  Monitor operating expenses and identify cost-saving opportunities. 
  •  Prepare and manage annual operating budgets and capital improvement projects. 
  •  Analyze monthly financial reports and implement strategies to achieve budget goals. 
  •  Ensure compliance with Fair Housing laws and all federal, state, and local regulations. 
  •  Maintain accurate records and property documentation. 
  •  Support leasing efforts through pricing recommendations, market analysis, and occupancy strategies. 
  •  Recruit, coach, develop, and lead onsite team members. 
  •  Foster a collaborative, positive, and accountable team environment. 
  •  Attend company meetings, professional development courses, and industry training. 
  •  Perform additional duties as assigned. 
Qualifications
  •  Minimum 3 years of multifamily property management experience. 
  •  Previous experience managing an apartment community. 
  •  Strong understanding of Fair Housing and property management operations. 
  •  Experience managing budgets, financial reporting, and vendor contracts. 
  •  Proven leadership and team development experience. 
  •  Excellent communication, organization, and conflict-resolution skills. 
  •  Proficiency with AppFolio or similar property management software. 
  •  Strong Microsoft Office and Google Workspace skills. 
  •  Valid driver's license and reliable transportation. 
Preferred Qualifications
  •  CAM, CAPS, or other industry certifications. 
  •  Experience overseeing capital improvement projects. 
  •  Value-add or repositioning community experience.

Compensation: $55,000.00 - $70,000.00 per year
